Variance #2339 Fiandt, Bradley D & Julia Renee Sawatsky - Requests a Development Standards Variance from the Unified Development Ordinance, for less the UDO required Road Front (Article 5.37) and Lot Width (Article 2.04) for a proposed 2-lot minor subdivision, with a 25.50+/- remaining tract. Application includes parcels I and III having 0’ road front and to continue the use of an existing 20’ ingress/egress easement (Co. Rd. 1000 N) to be extended approximately 150’ and shared by the 3 parcels. Also requesting the UDO required lot width of 90’ (60% of the required 150’ lot width) at 85’ from the centerline of the road, for parcel 1 to meet the lot width requirement at 656+/- feet, parcel III to meet the lot width requirement at 806+/- feet, and parcel II to have less the UDO required 90’ of road front to be at 50’ from Hilltop drive; parcel II meets the UDO lot width requirement. Variance #2340 Rothenbuhler, Ryan D & Cathy S - Requests a Development Standards Variance from the Unified Development Ordinance (Article 2.04) to allow for less the UDO required minimum dwelling size of 1200 sq. ft. to be at least 952 sq. ft. Also to allow for less the UDO minimum required side yard setback of 25’ to be at 21’ South. Real estate is located in Section 4 of Noble Township, quadrant 300, parcel 009, common location known as North of 0799 S. 375 W. Kimmell, IN.
Special Exception #571 Lambright, Calvin L & Juanita – Requests a Special Exception from the Unified Development Ordinance (Article 2.03 & 5.04) to allow for an Accessory Dwelling of 1,152 sq. ft. in an A1 Zoning District.
