Variance #2329 Freeman Family Irrevocable Trust - Requests a Development Standards Variance from the Unified Development Ordinance (Article 2.04 & 5.33) to allow less the UDO minimum required road front of no less than 90’ (60% of the UDO minimum lot width of 150’) to be at 60’, allowing a 1-lot minor subdivision in an A1 zoning district. Also, to allow the UDO required minimum lot width to be at a greater distance than 85’ from the centerline of the road, opening to the UDO required 150’ minimum lot width for 1-lot known as Lot 1 to be at approximately 668 +/- ft. the centerline of the road. Variance #2330 Steven M Delucenay- Requests a Development Standards Variance from the Unified Development Ordinance (Article 2.22) to allow less the UDO required minimum side yard setback (North) of 5' to be at 1', and less the UDO minimum waterside setback of 75' to be at 46', for construction of a handicap accessible sidewalk, ramp, 5x5 open porch, and 14x36 detached deck (waterside). Variance #2331 Miller Family Trust - Requests a Development Standards Variance from the Unified Development Ordinance (Article 5.13) to allow less the UDO minimum required livestock operation structure setback of 150' to be at 100' from the North, South, and East property lines for construction of a non-IDEM regulated chicken barn. Variance #2332 Eagle Ridge School (District 25-4) - Requests a Use Variance from the Noble County Unified Development Ordinance (Article 2.25) to allow a second institutional primary use of a cemetery on the property in the IS zoning district. Variance #2333 BK Collective, LLC – Isabelle Reed - Requests a Development Standards Variance from the Unified Development Ordinance (Article 2.22) to allow less the UDO minimum required waterside setback of 75’ to be at 35’ for the construction/replacement of a 12x24 attached, open wood deck (structure will cross over Lot 15 to adjacent parcel 100-182 (same ownership)).
