Variance #2170 HURST, TY -  Request a Development Standards Variance from the Unified Development Ordinance (Article 2.04) to allow for a 3’ southside setback instead of the UDO required 25’ for a 25x16 open porch attached to the home, and to allow a 3’ westside setback and a 3’ southside setback instead of the UDO required 15’ to allow for a 36x56 detached garage. Real estate is located in Section 24 of Allen Township, quadrant 200, parcel 010, common location known as 1729 E Weimer Rd, Avilla, IN.

Special Exception #520 CASKEY, WALLACE B & REBECCA A - Requests a Special Exception from the Noble County Unified Development Ordinance (Article 2.03, 5.04) to allow for an accessory dwelling on the property of 1,056 sq. ft. as permanent placement. Real estate is located in Section 11 of Swan Township, quadrant 400, parcel 011, common location known as 1296 S Old SR 3 Avilla, IN.

Variance #2176 DAVIS, SCOTT P & CATHERINE D - Requests a Development Standards Variance from the Noble County Unified Development Ordinance (Article 2.22) to allow a 0' setback from the road’s right-of-way, east property line, instead of the UDO required 30' (Northeast corner of structure will set no more than 5' inside of the right-of-way) to allow construction of a 24x30 detached garage. Real estate is located in Section 31 of Noble Township, quadrant 300, parcel 055, common location known as 5530 S 600 W – 57 Columbia City, IN.

Variance #2177 WORMCASTLE, JAMES J & SABRINA - Requests a Development Standards Variance from the Noble County Unified Development Ordinance (Article 2.04) to allow for a 10’ Southside setback and a 10’ Westside setback instead of the UDO required 25’ to allow for construction of a new home. Real estate is located in Section 31 of Green Township, quadrant 100, parcel 007, common location known as S of 5210 S 100 E Churubusco, IN

Variance #2178 LIVING WATER LUTHERAN CHURCH INC - Requests a Development Standards Variance from the Noble County Unified Development Ordinance (Article 5.51) to allow for a six-inch (6”) setback from US 33 and an 8’6” setback from Noble Street instead of the UDO required 10’ to allow placement of a new 10x2 sign. Real estate is located in Section 9 of Noble Township, quadrant 400, parcel 226, common location known as 1197 S US 33 Wolf Lake, IN.

This meeting is being conducted in accordance with the Resolution and Order passed by the Noble County Plan Commission at their March 18, 2020 meeting to utilize a Hearing Officer instead of the full Board of Zoning Appeals during the current public health emergency. Any objection to a petition will place a hold on the petition and require it to be heard by the full Board of Zoning Appeals when the current public health emergency is concluded. All announcements of meetings can be found at noblecountyplanning.com and new notice will be provided to interested parties and in the newspapers unless a date is announced at the meeting for the next time the petition will be considered.

This meeting has been rescheduled from the original scheduled meeting date of April 1, 2020 to April 8, 2020. If circumstances warrant changing the date of the meeting again, notice will be posted on the doors of the South Complex with a notice and information will be posted to https://www.noblecountyplanning.com/.
