Rezoning #570 FRICK FARM SUPPLY INC - Requests a Zoning Map Amendment from the Noble County Unified Development Ordinance (Article 9.21) to rezone 0.069 +/- vacated portion of West Street (reliant on Commissioner approval) from ROW to I2 (Article 2.37); allowing the permitted uses in the High-Intensity Industrial (I2) zoning district. Real estate is located in Section 28 of Elkhart Township, quadrant 200, parcels 995 common locations known as a portion of West Street and West of 3154 W. Depot St. Wawaka, IN. Final consideration by the Noble County Commissioners on 9/11/2023 at 09:30 AM at 109 N York St., Albion, IN 46701.

Major Subdivision #1119 FRICK FARM SUPPLY INC - In accordance with the Noble County Unified Development Ordinance (Article 9.15) request for what is known as the "Depot Ground of the Mich. & Nor. Ind. R.R" within the Wawaka Town Plat (doc# D13-422) to subdivide a total of 2.42+/- ac which includes the vacated portion of West St. (0.069+/- ac) into 2 lots; Lot 1 to be 0.542 +/-ac and Lot 2 of 1.878 +/-ac to be known as the Replat of the Depot Yard in the Original Plat of Wawaka. Major Subdivision #1120 FRICK FARM SUPPLY INC - In accordance with the Noble County Unified Development Ordinance (Article 9.15) requests to replat lots 8-11 in Tibbot’s 1st Addition to be Lot 8A of 1.126 +/-ac known as the replat of Tibbot's 1st Addition. Administrative Subdivision #1123 FRICK FARM SUPPLY INC - In accordance with the Noble County Unified Development Ordinance (Article 9.18 B2c) adjusting and combination of three tracts into one parcel to total 2.00 +/- ac. The remaining acreage is reflected in Subdivisions #1121 & 1124. The request will be conditional on a Development Standards Variance, approval by the BZA; for new setbacks/property lines.
